Kiambu County has advertised for developers to put up 12,500
houses under an affordable rent-to-own scheme targeting the residents of
the urbanised jurisdiction neighbouring Nairobi.
In
the tender set to close on June 19, Governor Ferdinand Waititu invited
the developers to present proposals to set up the multistorey units on
50 acres of public land in Kiambu, Kikuyu, Limuru, Ruiru and Thika for
locals.
The bidders are expected to respond within a week.
Each acre is expected to host 240 housing units with ample space set aside for greening, parking and children play areas.
Mr Waititu indicated Sh30 million will be spent on putting up 43
housing units for existing tenants at Thika Government Quarters near
the stadium.
The quarters will be demolished to pave the way for an industrial park.
“Kiambu
County is proposing to undertake a 50-acre 12,000 units affordable
housing project by 2022 on government land where old houses will be
demolished to pave way for the new units. Existing tenants will be given
a unit each at no cost,” he said.
Priority will be given to Juja, Ruiru and Thika towns where 10 storeyed housing units are planned.
Units
of 20 square metre studio apartments will be sold at a maximum of
Sh800,000, one-bedroom for Sh800,000, two bedrooms with 40 square metres
at Sh2 million and three bedrooms of 60 square metres disposed at Sh3
million.
According to the Expressions of Interest the
most attractive package is the social housing units where a one-roomed
house will cost Sh600,000 while a two- bedroomed house will retail at a
maximum price of Sh1,050,000.
“The proposed affordable
housing project will be undertaken in the existing estates with adequate
space for expansion, which contains old dilapidated houses and
structures (urban renewal), as well as new sites acquired by the county
government,” it says.
This comes as Nairobi has
proposed to break ground for 36,840 housing units in Starehe A and B,
Park Road, Muguga Green, Shauri Moyo A, B & C and Makongeni estates.
Kiambu’s
proximity to the capital city makes it attractive for workers looking
to avoid the hustle of long commuting hours to and from the Nairobi. It
is served by Kiambu and Thika roads.
