Ismail Mulindwa, a director from I.Mulin Properties limited says, there
are numerous
benefits of renting an apartment instead of buying a house. Many apartment complexes have amenities that you will not have if you own or rent a house, such as a pool, tennis court, and laundry services. However, there are things you should do when renting an apartment as a group.

Set rules right at the beginning
Mulindwa says you have to set rules and agree on how things will work,
and one of them is security. This means you have to decide if you hire a
security guard and what time you should all be in.
“You should also decide on having visitors and on what time because in some cases intruders are the source of crimes and theft within apartments. If you have a security guard, he or she should be vigilant on whoever comes in as a visitor,” Mulindwa says.
He adds that you should not make decisions such as inviting friends home or deciding to change paint that may affect your neighbours without asking them.

people might not have the same schedule as you do therefore respect
their sleep and working or studying hours,” Mulindwa says
He adds that when it comes to parties, big or small, try to make sure that your neighbours are on board. Talk to them before and after the event just in case they need to get something off their chest.
“You will be surprised how far noise travels, especially if you live in a high rise. Take note of thin walls and be respectful when others are in the house. If people are studying or do shift work, they’re likely to be far more noise sensitive,” Mulindwa says.

“Efficiency, payments could be made via the bank account and this could be a property manager or landlord. This will save you a lot of stress down the road and should produce the receipt whenever the deposits are made,” Mulindwa says.

Mulindwa adds that utilities should
also be considered because they are the most inconveniencing items,
especially electricity and water bills. These should be split equally
between all housemates. “Disputes can arise when the electricity bill
comes in. If one of you has appliances that uses a lot of electricity
such as a floor heater it might be fair for that person to pay a higher
proportion of the bill. In some cases landlord should put in independent
meters to avoid this,” Mulindwa says.
Pets
If you have pets, make sure that they do not interrupt other people within the vicinity. You should not expect your neighbours to feed your pet, try to have a programme for your pet.
“However, some pets such as dogs and cats are useful to the community, but some children are afraid of dogs that’s why we urge you to be very careful if possible you can keep them indoors to avoid any inconveniences,’ Mulindwa says.
Sheilah Namwanje says renting an apartment when you are many is very good especially when it comes to security but you have to respect each other if you want to stay together for long.
